What does it mean to be a “Private Community”?
Each homeowner owns their own house and land. Through the Homeowners Association, they also own all the common property in the complex. As a private community, the Homeowners Association is responsible for ongoing upkeep and maintenance, such as landscaping and snow plowing. -
What is included in the common property?
Common areas typically include the forests and buffer zones behind the houses, the entranceway, designated common areas throughout the complex, roads, sewers, and a pump station. Refer to the maps in the Documents section for details. -
When is trash removed?
Household trash and recycling are collected on Monday mornings. If there is a major public holiday on Monday, pickup will move to Tuesday morning. If you have questions about recycling, call our trash removal company, All American Waste, at 800-998-2984.
Major holidays are: New Year’s Day, Memorial Day, the Fourth of July, Labor Day, Thanksgiving, and Christmas. -
Are pools allowed in Milford Hunt?
Yes. Unlike some of our neighboring divisions, Milford Hunt is legally subdivided, and the City of Milford approves swimming pools if they meet all legal requirements. -
What is the reserve fund?
The reserve fund is money set aside for future large capital projects, such as road paving. The schedule ensures funds are available when projects are due. -
Can I park my car in the street?
Yes, but during snowfall—and for several hours afterward—all cars must be parked in driveways to allow for snow removal. -
Can I park my commercial vehicle, recreational vehicle (RV), or boat in the street?
No. The bylaws do not allow any commercial vehicle or RV to be parked in the street on an ongoing basis. -
Where is money from the reserve fund invested, and who controls it?
At the Board’s direction, reserve fund money is invested in money market accounts. This provides a modest return with very little risk. -
Do I need to review outside home improvements/renovations with the Homeowners Association?
Refer to the bylaws in the Documents section for details. As a guiding principle, the Association aims to preserve the charm and uniqueness of our community. Generally, projects must adhere to the current style and color of the house. Planning and Zoning may not issue permits until the Board of Directors has approved the plans. -
Can I operate a business out of my house?
Except for a small day care facility (fewer than eight children), residents may not operate any business that generates traffic into Milford Hunt. -
What is the Milford Hunt Homeowners Association?
It is a nonprofit corporation registered with the State and managed by a duly elected Board of Directors. Its purpose is to maintain all common areas and govern the community under the legal documents: Bylaws and Articles of Incorporation. You can view these documents online in the Documents section of the home page. Membership is automatic and mandatory, and the Association is supported financially by all members. -
What are the Bylaws?
The Bylaws are guidelines for operating the nonprofit corporation. They define the duties of the Board’s offices, directors’ terms, voting rights, meeting requirements, notice procedures, and the Association’s principal office, among other items. You can view the Bylaws in our Documents section. -
What is the Board of Directors?
The Board of Directors is the governing body elected by homeowners as specified in the Bylaws. Its powers and limitations are outlined in the Bylaws under “Bylaws.” You can view the current list of directors in the About Us section. -
If I have a problem with a neighbor violating policies and guidelines, what can I do?
We encourage neighbors to resolve issues among themselves. If you cannot reach a resolution and are willing to participate in enforcement, you may contact the Association. Contact details are in the About Us section. You may be asked to assist further. -
I own a home in Milford Hunt. Do I have to belong to the Homeowners Association?
Yes. The Association functions only if every homeowner is a member and pays dues. -
I’m renting a house in Milford Hunt. Do I belong to the Homeowners Association?
No. Only the property owner is a member and must pay dues. Tenants are not members and are not directly responsible for dues. -
How much are the monthly dues?
Monthly dues are currently $125. -
When do I have to pay the dues?
Dues are due in advance on the first of every month. If dues are more than 30 days late, a late fee will apply. -
How do I pay my dues?

Can I use the Green and other common properties at Lexington Green?
Yes. Milford Hunt shares maintenance costs for Lexington Green’s common properties, so residents are entitled to use them. This cost sharing is mandatory and cannot be waived even if you do not intend to use the facilities. -
Does the Association have meetings?
There is at least one annual meeting as specified in the Bylaws or as established by the Board of Directors. Special meetings may be called by the Board or upon petition by at least 67% of homeowners. Notice will be given to all owners. -
Does the Association have rules and regulations?
Yes. These are known as the Bylaws. Refer to the Documents section for details. -
Can I advertise to Milford Hunt residents?
You can place an advertisement in our quarterly newsletter. Contact our management agent via the About Us section for details. -
What happens if I don’t pay my monthly dues?
Like your mortgage or property taxes, association dues are mandatory. If payments are late, you’ll incur a late fee plus interest. The Association may also place a lien on your property or initiate foreclosure for non-payment. -
I don’t like some rules/restrictions in the Bylaws. Can I ignore them?
Fair, uniform enforcement of rules is critical to maintaining property values. Courts typically uphold consistent enforcement, so unless you can show a rule was applied inconsistently, you have little recourse. -
What items are recyclable?
Refer to Milford Recycles for details. Glass: Empty, unbroken bottles and jars (clear, brown, or green). Rinse, leave labels on, caps off.
Cardboard Boxes: Break down and place in brown paper bags.
Plastic: Empty containers with #1 or #2 symbol (juice, soda, water, milk, detergent). Rinse, leave labels on, caps off.
Metal: Empty food and beverage cans, clean aluminum trays. Rinse, remove lids, leave labels on.
Newspapers: Unsoiled, including inserts. Bundle with string or place in a paper bag on top of other recyclables. Do not loose-load or use plastic bags.
Not recyclable: Drinking glasses, Pyrex, mirrors, windows, auto glass, light bulbs, broken glass; spray or paint cans; coat hangers; magazines; books; writing or computer paper. -
Where can I get a blue recycle bin?
Purchase one at the City of Milford Public Works Department (203-783-3265). Cost: $6.00 (check or money order only). It’s illegal to dispose of recyclables as trash. See the Public Works Department for details. -
I’m commuting by train. How do I get a parking permit at the station?
The City of Milford offers both daily and seasonal parking. For more information, visit Milford Transit. -

Does the City of Milford offer bulk trash pickup for Milford Hunt residents?
No. City trucks do not enter private roads. However, our regular trash company may accommodate occasional bulk items upon request. -
The City of Milford isn’t plowing our road or picking up our trash. Do I get a tax refund?
Sort of. The Association receives a refund for trash services not provided by the city, which offsets our private removal costs. The city still plows roads leading to our neighborhood. -
